Brick Haus Pizza
Now complete is the conversion of this 2215 SF building originally constructed in 1928 into a Brooklyn-style Pizza Restaurant and Pub. The existing building deck was extended to the sidewalks along West College Avenue and Martin Luther King, Jr. Boulevard to allow the restaurant to have outdoor cafe-style seating area. The outdoor cafe style seating area also has exterior architectural lighting. Brick restoration of the building was also performed along with refreshments to the buildings hardie board siding, stucco and architectural shingles.

Now complete within approximately 1,100 SF of commercial-retail space on the ground floor of the Catalyst with Gay Street frontage is this unique-to-market (locally owned) "Simple, quick vietnamese style street food" concept. This space was previously occupied by Lucy & Leo's Cupcakery.
In progress is the demolition of the current 10,214 SF office building originally constructed in 1981, and the construction of a brand new 6-story office tower containing approximately 110,000 SF. The majority of the property is located in a SCD (Special Character District) where the maximum allowable lot coverage in the SCD is 40%. The SCD portion of the site is limited to 4 stories, this is the portion of the design that overlooks the Chain of Parks. The Southern portion of the building will be 6-stories located on a portion of the site that is in the CC (Central Core). Eight stories are allowed in the CC zoning district and 90% maximum coverage is allowed. A Type A site plan will be required unless deviations are necessary in which case a Type B site plan will be required. The owner of the building will occupy the top two floors. Cascades Pedestrian Connector Bridge
In progress within an area adjacent to the CSX Railroad crossing at South Monroe, is an ornamental pedestrian bridge crossing that will link segments 2 and 3 of Cascades Park. The pedestrian bridge over South Monroe Street will provide connection between Cascades Park and the Capital Cascades Trail to the east. Designed by FIGG, the international bridge design firm located in Tallahassee. The modern concrete bridge with organic shaping was based on a theme of canopies and eco-friendly design. The bridge deck creates a slender uniform ribbon from end to end supported by a series of circular columns positioned at angles. The columns support canopies made of solar fabric that capture the sun’s energy and at the same time provide shade for users of the bridge. The solar energy will be used to light the bridge at night with dramatic color-changing LED lights that will reflect off of the canopies. These lights are low energy, long life sustainable technology. The sustainable concrete features a nanotechnology that is self cleaning and cleans pollution from the air. This modern interpretation of a tree canopy celebrates Tallahassee’s renowned canopy roads and tree shaded sections of the Cascades Trail. Canopies are also planned for the Meridian Plaza in Cascades Park. Native limestone like the stone from the Centennial Field historic wall will be used at the ends of the bridge to transition the bridge abutments into the natural park landscape. This stone will also blend with other limestone walls in Cascades Park that are under construction. The nighttime lighting is changeable to feature local university colors on game day, patriotic colors on holidays and other seasonal colors throughout the year.
City Centre Redevelopment
In progress on a 2.14 acre parcel in downtown Tallahassee is the renovation of an 8-story 153,857 square foot professional office building with attached 500-vehicle covered garage. The building originally constructed in 1983 is to recieve a major facade improvement and upgrades to the common areas. Notable, the building's new styling is compatible with the surrounding Four Points by Sheraton Hotel and Greyhound Station. The buildings major tenants currently include:

In progress on 4.57 acres on the north side of West Gaines Street, east of South Woodward Avenue. The proposed project formerly known as “Madison Mixed Use Development” includes 148 residential dwelling units, 19,175 square feet of ground floor retail, the extension of Collier Street and parking garages.
Professional Firefighters of Florida Association HQ
Proposed for a 0.17 acre parcel at the southeast corner of South Martin Luther King Jr. Boulevard and West Madison Street. The proposed project is the construction of a 11,000 square foot professional office building to house the Professional Firefighters of Florida lobbying association HQ. New building to contain a uniquely configured conference room among other unique amenities.
Stadium Centre - The Court f/k/a Block "C"
Located on 1.70 acre parcel the proposed project is a five-story building that will include 8,510 square feet of retail use on the first floor and 44 residential dwelling units (200 beds) on floors two through five. A parking garage is also proposed. This building joins other Gaines Street-area facilities constructed by the North American Properties group including "The Axis", "The Block", and "The Deck" which contain ground floor retail space and tenants such as Jimmy John's, the Brass Tap, Isabella's Pizzeria, Haute Headz... among others.
Beta Theta Pi House
Proposed is the restoration and expansion of the historic Hearthstone building originally constructed in 1920. The now vacant structure previously sustained significant fire damage. Although listed as a two-story structure, the building also has a basement. Total square footage of the current structure is 3,168 SF with an additional 2,656 Auxilary SF. Proposed is an approximate 11,400 SF addition over 3-floors that will bring the building's total square footage up to 15,900. The proposed expansion is to occur behind the current structure to house an FSU-affiliated Fraternity Organization.
Casanas Village at Frenchtown Square
Proposed for a 2.32 acre parcel in the Frenchtown district of Downtown Tallahassee, is the construction of a five story, multi-family development with 88 new dwelling units including two live/work units and one existing dwelling unit to be renovated and used as a leasing and management office. Pinnacle Housing, the firm that assisted in the development of Goodbread Hills, is partnering with the Big Bend Community Development Corp. on this project. The property is zoned Central Urban (CU-45) and is located within the MMTD (Multi-Modal Transportation District), Downtown Overlay.
Gaines Street Grocery
Proposed for two parcels is a two phase retail development. Phase I proposes to construct a 28,300 SF Grocery Supermarket with mezzanine. This store will be packaged with 130 regular and 7 handicap parking spaces. Conceptual Layout of the site shows the future store with minimal setback from the street. The parking would be on the rear accessible from Bicycle Boulevard. Phase II of this project will include a 22,500 SF retail building with undisclosed tenancy. Frontage for phase II will be on Railroad Avenue and 79 associated parking spaces.

Proposed for three parcels totaling 1.93 acres near the corner of Railroad Avenue and Gaines Street is the demolition of existing structures and the construction of a new 6-story, 86,000 SF 124-room hotel (1,000 SF reserved for retail). The branding of the hotel has not yet been disclosed. The property is zoned UV (University Urban Village) and is located within Tallahassee's Multi-Modal Transportation District. The property sold in December 2015 for $1,959,000.00.
