Tallahassee Parade of Homes 2011PARADE OF HOMES -- The Parade of Homes is a signature event for the Tallahassee Builders Association. It provides an unparalleled marketing opportunity for the organization's builders to showcase their homes to a broad Tallahassee general public who may be shopping around for a new home, getting remodeling or staging ideas, or just being nosey.

This annual showcase of new single-family residential construction is mainly hosted in Tallahassee with select entries also scattered throughout unincorporated Leon County and other counties in the Tallahassee Metro.

 

Like the 2010 edition, the 2011 experience has been scaled back in terms of entries. There were a total of 21 homes on Parade, ranging in price from $139,000 to $599,000. Representing the first time in a number of years where there wasn't at least one home priced at $1 Million.

Because we do not track single family residential development here on UrbanTallahassee, we would like to thank the Tallahassee Builders Association membership for working so hard to bring this experience each year which allows us to provide a snapshot to our audience of the latest in single family construction trends in our area. We enjoyed our 2011 Parade of Homes experience!

Craftsman style, this home in northeast Tallahassee was a charmer. Located just outside Capital Circle, in a new neighborhood just off of Miccosukee Road this house had quality built into it inside and out. The floor plan felt spacious as one room flowed into the next. High-end materials were used in the kitchen, and bathrooms and this home featured several energy saving features. We loved its natural earth-tone exterior.

A true family home, practical in every way. Yet, walking into it felt like stepping into a much more expensive home. Located off of Bucklake Road, Observation Pointe has apparently been developing over a number of years as there appear to be a great number of homes here already occupied. This Parade of Homes entry was a new comer to the neighborhood and it was gorgeous. We wanted to say this would make a great starter home because of its size but that wouldn't do this place much justice. The home was nice inside and out, even if the yard was a tad on the smaller size. This energy saving home felt as if it would be easy to maintain.

This house hit very close to a member of our UrbanTallahassee staff as it was built directly across from his own family's home. Recalling a time when the 3 acre lot this home is situated on was no more than a well manicured lot, seeing a home here now truly signals a step toward completion of a neighborhood that has been developing since the early 1990s. This was a custom built home so opportunities to capture photographs of the inside were limited. It offered a number of modern features that would remind a savvy Parade of Homes tourist of a house from Southwood, the exterior materials, roofing style, hardwood flooring, recreation/bonus room above the garage and bonus detached garage make this home a comfortable nesting spot for its new family. This new Bull Run home is nice! Energy efficient and elegant. We love the Bull Run neighborhood for its selection of quality homes this was no exception. Even if the yard is on the smallish side, you've got to love the sidewalks!

Premier odes a great job staging its homes for the parade. This home offers over 2000 square feet but you wouldn't know it from outside. A true family house, there is plenty of room to grow here in this energy efficient home. If you've ever been to a Premier construction home, you've got to appreciate their Drop Zones, an area inside the house, usually along a hallway leading to the garage (or from the garage) where you can drop your bags, coats, keys, etc.. These Drop Zones have become somewhat of a company signature for Premier and will likely catch on with other builders in coming years.

JSR was the builder of one of our favorite homes from Last Year's parade and with this home they've done it again. It might have been the chocolate chip cookies they offered us because we left this home with a sweet taste in our mouth. It offered an open kitchen, corian countertops in the bathrooms and kitchen, trey ceilings, wood floors, and elegant master bathroom with a jacuzzi tub at a price of $224,000! True value.

Its most impressive feature was the upstairs media room with projection tv and mall-mounted/integrated media control panel... you can change the channel as if you're turning on the lights. This was a true man's house! And did we mention its hot Midtown location?!

This house was large and in charge on the parade. It offered perhaps the most impressive looking kitchen of all of the homes we saw, unfortunately, we couldn't get a picture of it because of the photo restriction. That didn't stop our hidden cameras from capturing images of other rooms while nobody was looking. We loved the ceilings throughout the house, especially in the master bedroom.

We return to one of our favorite new neighborhoods developing on Tallahassee's South side, just off of S. Adams Street/Crawfordville Highway where this new home was recently built. Builder Jim Munroe truly knows how to pair quality construction and value. This would be considered a starter home because of its size and beer budget price (it was the second most affordable home on this year's parade) but it was built for someone with Champagne taste! Sorry we could not get a picture inside but take our word, it was nice!

The wife and I were also surprised by the size of the house on Forest. Amazing house.
